Site Selection

At Sprouts we look for build-to-suit or existing buildings in free-standing or shopping center locations. Sites should be easily accessible, visible, and convenient.

Site Criteria

• Size – 20,000 – 30,000 sf, exceptions for high barrier markets
• Parking- 5/1000
• Façade – 40’ minimum
• Signalized intersection
• Frontage – a minimum of 130’
• Power – 1000 AMP service.
• Traffic Counts – 40,000 VPD
• Loading – 1 full-size truck well
• Clear Height – 20’ bottom of joist
• Dumpster – 1 compactor (prefer next to loading)
• Daily Store Delivery (DSD) need a 6-foot clear ramp/roll-up door
